Surrounding the Nantes-Saint-Nazaire metropolis and destined to top a million inhabitants, the pivotal department of the Grand Ouest is flourishing amidst hedged farmland, marshes and much sought after seaside resorts: a special notion of the art of living.
While the average price of apartments has settled at around 2,800 € per m2, you will need to lay out almost twice that in seaside resorts such as Pornichet or La Baule. Nantes, with an average of 2,300 € per m2, remains accessible, even though prices vary considerably from one district to the next. The same disparity exists for houses. At about 200,000 € in Saint-Nazaire or Rezé, average prices reach 250,000 € in Nantes and 350,000 € in La Baule or Pornichet, according to La Vie immobilière. Bordered by Brittany, Aquitaine, Poitou and Anjou, Loire-Atlantique has a broad choice in housing: low houses covered with half-round tiles heading towards Vendée, slate roofs in the heart of the department, and thatched cottages in the Brière Regional Nature Park.

The TGV Atlantique puts Nantes at 2 hours from Paris, and Saint-Nazaire at 2 hours and 40 minutes.
With an average altitude of 115 m, Loire-Atlantique is the French department with the lowest elevation. Everywhere, the earth recedes to make way to water; between Côte de Jade and Côte d'Amour, renowned seaside resorts such as La Baule, Le Pouliguen and Pornichet dot 130 km of coastline. Water is also omnipresent in the Breton marshes and the Grande Brière, the lakes and several oyster-farming ports and the famous salt marshes on the Guérande peninsula, an enchanting medieval town.

The department enjoys a maritime climate. Rainfall is frequent, but moderate. Temperatures are mild in both winter and summer, and are all the kinder thanks to its proximity to the sea.
