Real estate Ille-et-Vilaine: between Surcouf and Merlin the Magician

Bolstered by Rennes' youthful, dynamic metropolitan area, the department comes out strong in both technology and tourism. On the menu: a pirate city, châteaux, dolmens… and a legendary forest!

Real estate trends

According to La Vie immobilière, the price per square meter comes to over 2,200 €. While Rennes comes close to the departmental average, the same cannot be said for Saint-Malo (2,900 €) and even more so Dinard (3,600 €). A few properties for renovation are still available starting at 60,000 €, but plan on 150,000 € for a town house in good repair or a farm style country home to restore, 250,000 € and above for a humble dwelling in Rennes, up to 600,000 € for a lovely "dinardaise" and at least 800,000 € for a manor.

Traditional housing

From the half-timbered houses in Rennes or Vitré to the lavish dwellings of Saint-Malo shipowners, the department boasts a wide variety in its architecture. In the Rennes region, the presence of clayey soils has also led to building on the principle of "bauge": a mix of raw earth and plant matter on a stone foundation.

Location

Ille-et-Vilaine is served by the TGV: it should take 2:10 to reach Rennes from Paris, with an additional hour to reach Saint-Malo.

By air, Rennes is connected to the major cities in France and to several International destinations: Madrid, Southampton, Manchester...

Scenery and activities

With only 65 km of coastline, Ille-et-Vilaine is nevertheless home to two seaside cities with solidly established reputations: Saint-Malo, the pirate city, and Dinard, the seaside resort with 800 aristocratic villas.

Landside, the department has a multitude of pluses. While crossing it, the visitor truly enters Armorica. History is everywhere, in its noteworthy châteaux and its imposing Neolithic remains, such as the dolmen of the Roche aux Fées. Hither and yon, legend is juxtaposed with reality, as in the Brocéliande forest where several storied sites are inducements to rediscover the Arthurian saga: Merlin's tomb, the fountain of Barenton...

Nowadays, Ille-et-Vilaine thrills to the beat of highly prized cultural gatherings and sporting events: The Rennes Transmusicales, Dinard British Film Festival, Saint-Malo Etonnants Voyageurs book festival, Route du Rhum, etc.

Weather

The department enjoys a graduated maritime climate. It rains frequently but lightly, readily changing to gorgeous sunny weather. Winters are relatively mild, summers pleasant, cooled by sea breezes.

In town

  • Rennes: blessed with 200,000 inhabitants, in the heart of a metropolitan area with three times that number, the capital of Brittany is a dynamic university town. As for employment, Rennes is betting on technology: information technology, telecommunications, agro-industry research, biology, etc.
  • Saint-Malo: with its walled city, nestled within 2 km of ramparts, and the 19th Century villas lining its endless beach, the land of Surcouf the Pirate is the perfect launching pad for exploring the splendors of the Emerald Coast.
